Position Description:  

The Operations Manager is responsible for overseeing the daily operations of the mall, including property maintenance, tenant relations, security, vendor and contractor coordination, and staff supervision. This role manages budgets, ensures a high level of customer satisfaction (internal and external), and maintains strong communication and working relationships with vendors, tenants, and employees to support smooth, efficient, and cost-effective mall operations.

Essential Functions  

Engineering Operations
  • Conduct daily meetings with the Chief Engineer and engineering staff to address team issues, property, and maintenance needs, and ensure work orders are completed in an efficient and timely manner. 
  • Manage work orders, materials, and parts to ensure timely completion.
  • Oversee engineering admin tasks and vendor communications.
  • Approve schedules, PTO, and overtime for the engineering team.
  • Coordinate with vendors for major repair needs and event prep.
  • Support onboarding and training for new engineering hires.
  • Monitor the engineering budget and develop capital improvement plans.
  • Partner with shopping center team (Marketing, Specialty Leasing, etc.) on understanding, communicating, and implementing special events, activations, and installations.

Vendor Management
  • Respond to property and maintenance needs via email, phone, or onsite meetings.
  • Source quotes and coordinate third-party vendors for engineering and maintenance projects.
  • Schedule, monitor, and resolve issues throughout project execution.
  • Develop property-specific plans, maps, and safety protocols.
  • Onboard new vendors and communicate site standards.
  • Manage housekeeping, security, and vertical transportation vendors.
  • Review and approve contracts, ensuring compliance with pricing and RFP procedures.
  • Maintain strong vendor relationships and ensure timely issue resolution.


Property Management
  • Manage budgets, expenses, and project timelines.
  • Oversee building systems (HVAC, fire systems, generators, etc.) and preventative maintenance
  • Coordinate utility billing and vendor reconciliations.
  • Issue tenant notices for repairs, safety, and maintenance updates.
  • Maintain key control for all mall and vacant spaces.
  • Respond to emergency calls and alarms 24/7.
  • Address tenant requests within 24 hours per lease terms.
  • Conduct daily walkthroughs to identify and resolve issues.
Leasing Support
  • Serve as onsite contact for new construction and store closures.
  • Conduct move-out inspections and report space conditions to Leasing.
  • Complete punch lists and collect post-construction documentation.
  • Support timely, quality store openings and closings.
  • Coordinate engineering support for Specialty Leasing (e.g., cart setup, relocations).
Competency  
  •   Proficiency in Microsoft Office Suite. 
  •   Strong communication, interpersonal, and analytical skills. 
  •   Ability to solve problems, manage ambiguity, and adapt to changing priorities. 
  •   Attention to detail and organizational maturity. 
  •   Ability to work independently and collaboratively. 

Candidate Should Possess:  
 
  • Bachelor’s degree in operations preferred, Facilities Management, or related field required.
  • 2-5 years in property operations, facilities management, or related roles. 
  • Must possess a first-class stationary air conditioning license from the City of New Orleans
